What are the steps to getting a Massachusetts Real Estate Broker or Salesperson license?

In order to be licensed as a real estate broker or salesperson in Massachusetts, you must first complete a 40-hour course at a recognized college or university. Once you have completed the course, you will be issued a certificate that will allow you to apply to take the state licensure test for which you are eligible. How do I take the Massachusetts Salesperson licensing examination?

PSI is in charge of administering the State examination. In this section, candidates will be able to register for their exams and begin the application process. Candidates must apply for and pass the salesperson licensing examination within two (2) years of the date on which they completed the requisite salesperson educational requirements. Please keep in mind that candidates are encouraged to apply and take the exam as soon as their education completion certificate is due to expire. When making a reservation for an examination, candidates should give plenty of time within the two-year time frame.

The General portion is divided into two (2) parts.

Candidates who pass one (1) section of the test but fail the other must repeat only the portion of the examination that they failed.

If the Educational Certificate is no longer valid, the partial pass will likewise be no longer valid. Candidates who earn a new Education Certificate are required to repeat both components of the test.

How do I submit my Massachusetts Salesperson application?

Applicants will be expected to submit in all appropriate documentation to PSI starting on March 4, 2019, using the most recent Candidate Information Bulletins available. Before being allowed to sit for the test, applicants must now be authorized by the Board of Examiners. Candidates who have completed the 40-hour salesperson pre-licensure course or got an educational waiver during the last two years (March 4, 2017-March 4, 2019), but have not yet taken the test, should be aware that their stamps are still in effect.

Classmates who are solely familiar to the applicant from the real estate course are not permitted to sign the candidate endorsement. Have, to the best of his or her knowledge and belief, filed all state tax forms and paid all state taxes required by law, in accordance with Massachusetts General Laws, Chapter 62C, Section 49A
  • A valid Social Security number and/or a valid Tax Identification number must be provided (this is necessary)

The license will be issued at the test facility immediately following the successful completion of the licensing examination for real estate applicants who fulfill all of the licensing requirements and who have paid the licensing fee. All applicants must be prepared to have their licenses issued at the time of the exam at the testing center. Massachusetts General Law Chapter 112, Sections 87XX and 87ZZ, provide for prorated license payments, which will be computed at the test location in line with these provisions.

In addition, you will be asked to pay a $12 license charge to PSI.
